Title
Liens, the seller’s right to sell, and whether the description matches the ground.

For buyers abroad
A clear purchase, priced in dollars, with the slow parts named before you reserve.
The market
Foreign buyers may hold title in their own name. The Dominican Republic does not restrict foreign ownership of real estate. A company is sometimes useful. It is not a requirement. Your lawyer should make that call for this purchase.
Listings on this coast are priced in US dollars. Your bank and the notary confirm how the money travels. We do not take the purchase funds.
Rental income depends on the building, the manager, the season, and how often you use the home yourself. We will model a conservative year. We will not quote a yield we cannot show you.
The path
Before you reserve
Liens, the seller’s right to sell, and whether the description matches the ground.
What they have finished, not only what they are drawing.
What the monthly number covers, and whether it is a quote or a history.
Rules of the building, and a year that includes the slow months.
On pre-construction, which transfers you can still recover.
Transfer tax and fees, quoted by counsel for this file.
Costs
Closing costs are separate from the price. Transfer tax is 3% of the declared or the appraised value, whichever is higher, plus legal fees and registration. Title insurance is optional. Budget a band, then let counsel give the figure for your file.
CONFOTUR can reduce taxes for qualifying tourism projects. It belongs to the project, not automatically to every condo. We will say when it applies and when it does not. Nothing on this page is legal or tax advice.
