Bávaro and Cap Cana are a short drive from each other and they do not behave like the same place. The right one is the one that matches the weeks you will be here, and whether a stranger will be in the house when you are not.

Bávaro

Bávaro is the hotel and residence shore. Beaches are largely public, condos are plentiful, and you can check a building’s fees against years of operation. It is also noisier in winter, and a sea view can mean a tower between you and the sand. Live here if you want services, a rental comparison that exists, and the option to walk out of a gate.

Cap Cana

Cap Cana is gated, beside the airport, with a marina and golf. Prices are higher because the gate, the landscaping and the rules are the product. Short-term rental and renovations are restricted. Buy here if you want that quiet and you have read the rules. Do not buy here planning to run a hotel-style rental the community does not allow.

Drive times to the airport move with the hour. Cap Cana is the short ride. Bávaro is often 30 to 50 minutes. Neither number survives a Saturday in January without patience.
