Reading a pre-construction contract

18 May 2026 · Oscar Rámos

A pre-construction purchase is not a cheaper version of a finished apartment. You are paying a developer to complete a specific unit, on a calendar, with your money staged along the way. The rendering is the least important page in the folder.

Before any reservation fee

  • What has this developer finished, and can you walk it?
  • Which payments are refundable, until which date, and who holds the money?
  • What is the delivery date, and what does the contract do if it slips?
  • What is included: kitchen, air, parking, furniture, generator?
  • What will the fee be, and is that number a cap or a guess?

CONFOTUR can reduce taxes for qualifying tourism projects. It applies to a project, not automatically to every buyer, and it is not a reason to skip the pages above. If a sales room leads with the incentive and will not leave you the contract, that is the answer.

Delivery

Dates move. A contract that says what happens when they move is worth more than a confident sentence in a WhatsApp message. Furnishing, closing costs and the first year of fees are extra. We do not recommend reserving from a rendering alone, even when the building is one we already know.
